  • HDB hacking permit + renovation permit (we file both — no HDB hotline for you)
  • Full hack: built-ins, partition walls, old wall + floor tiles, ceiling boards, old kitchen + bathroom
  • Disposal: bagging, lorry hire, off-site dumping at licensed yard, daily site clean
  • Distribution box upgrade — old 5-amp circuits to 32-amp ELCB-protected, ME05 L1 sign-off
  • Full rewire: power points, lighting, aircon points to current code (BS 7671 / SS 638)
  • Plumbing reroute: copper or PPR pipes, new shut-off valves, new floor traps
  • Waterproofing: bathrooms + kitchen wet zones, 2-layer cement membrane + tile screed
  • Rebuild: carpentry, flooring, tiling, paint, fittings · 12-month workmanship warranty
How it works

Four phases, in order.

01

Inspection + scope

We walk the flat with you — flag what's salvageable (good aircon trunking, decent floor tiles) vs what must go. Old units often surprise us; we quote based on what we actually see, not a template.

Design + permits

Floor plan, hacking layout for HDB submission, electrical single-line for ME05 L1 sign-off. Permits typically take 2-3 weeks — we start design work in parallel so no time is lost.

Hack phase

Week 1-2: full strip-out. Loud, dusty, dramatic. We notify your neighbours, follow HDB hours (9am-5pm Mon-Sat for noisy works), and clear debris daily. End of phase: bare concrete shell.

04

Rebuild + handover

Electrical + plumbing rough-in, waterproofing, tiling, carpentry, paint, fittings — in sequence. Final clean, snag walk, handover. You move into a flat that feels younger than it is.
