Eight items to define.
Only approved work and the products, quantities, licensed scopes and exclusions in the signed quote are included.
- HDB renovation-permit submission for the applicable approved work
- Selective strip-out stated in the approved drawings and written scope; not every wall, floor or ceiling is assumed hackable
- Debris containment, authorised transport and disposal route stated in the site plan and quote
- Existing electrical installation assessed by an EMA-licensed electrical worker before any DB or circuit proposal
- Fixed wiring alterations designed, carried out and certified by the appropriate EMA-licensed electrical worker to applicable requirements including SS 638
- Plumbing scope assessed and itemised, with regulated work assigned to the appropriate licensed plumber
- Wet-area preparation and waterproofing method documented for the approved locations and selected compatible system
- Carpentry, flooring, tiling, paint and fittings itemised, with any workmanship-warranty terms stated in the contract

Inspection + scope
We walk the flat with you — flag what's salvageable (good aircon trunking, decent floor tiles) vs what must go. Old units often surprise us; we quote based on what we actually see, not a template.
Design + approvals
Prepare the proposed layout and the drawings needed for applicable HDB submissions. Electrical design and certification remain under the appointed EMA-licensed electrical worker. Approval and revision time depends on the actual scope and authority response.
Approved strip-out
Carry out only the permitted strip-out, with dust and debris controls, neighbour communication and working hours following the current HDB permit conditions. Hidden materials or unexpected construction can trigger stop-work and reassessment.
Rebuild + handover
Electrical + plumbing rough-in, waterproofing, tiling, carpentry, paint, fittings — in sequence. Final clean, snag walk, handover. You move into a flat that feels younger than it is.
