Property inspection & condition report

Before the keys change hands,
know what needs attention.

Book the checks without the painting and cleaning. You get readings, photographs and a written record of the agreed items—not just a conversation at the door.

For homeowners, landlords and property agents · one assessment occasion

What you take away

A record you can
actually follow up on.

The useful part of a report is being able to connect the finding, its location and the next step. Here’s what yours covers.

Report target: within three working days of the completed assessment. Timing is confirmed at booking.

  1. The property & agreed inventory

Rooms, circuits, devices, outlets and appliances in the booked scope. The report identifies the items assessed and the conditions at the visit.

  2. Readings & photographs

Actual readings and test settings, instrument identification, and photographs tied to a room or item—not a disconnected gallery of pictures.

  3. Findings & repair priorities

Urgent concerns, recommended repairs and routine maintenance are separated so you can decide what to address next.

  4. Limitations & untested items

Anything unsafe, inaccessible or unavailable is recorded as not tested, with the reason. It is never treated as a pass.

  5. Assessor & follow-up

Technical sections name the assessor. Rectification work and any additional visit are separately quoted and need your approval.

What we check.
Where the scope stops.

We agree the inventory before booking. The profile below sets the included quantities; safe access and working utilities determine which tests can proceed.

01 / Electrical

Circuits, protective devices & sockets

Visible distribution-board condition, agreed fixed-wiring insulation-resistance tests, instrument-based RCD / RCBO testing, socket polarity and voltage, and protective-measure checks selected by the LEW.

Electrical testing is conducted by an appropriately licensed electrical worker. The recorded test points do not stand for every concealed part of the installation.

02 / Water

Pressure & accessible plumbing

Static and running pressure at agreed points, with flow where practicable. Visible leaks, tap operation, flushing and drainage are observed under normal use.

Not a pumped pipe-proof test, waterproofing survey or concealed-leak guarantee. Regulated plumbing work needs an agreed licensed-plumber scope.

03 / Appliances

The agreed appliance list

Accessible controls and short functional observations for the listed appliances: refrigeration, laundry, electric cooking, water heating and air-con, where safe and practicable.

Not full-cycle diagnosis or an appliance safety certificate. Gas testing, dismantling and repairs are excluded.

Who can carry out regulated work? See the EMA guidance on licensed electrical workers and PUB guidance on plumbing works. Company registration is not an individual trade licence.

What does a profile cover?

The same S, M or L allowances apply to a standalone inspection and the assessment within a Handover package. Each RCBO counts as one device. Each appliance, including each indoor air-con unit, counts as one item.

Assessment allowances. Except for distribution boards, quantities are maximum allowances.

Flat or bedroom type, floor area, floor plan, occupancy, current photos and your preferred date.

  2. Agree the checks and access

Confirm the inventory, working utilities and permission for power or water interruptions. We provide the scope and written quotation before booking.
