These are annual totals, not per-visit charges, for wall-mounted indoor units at one registered property. One-unit homes use the two-unit minimum.

Routine condo access coordination is included. Unusual access and special permits are quoted. Concealed, cassette, central / chilled-water, commercial and systems with more than six indoor units need a tailored quotation.

How many items are included?

Your property band comes with profile S, M or L. This sets how many items we check, whether you book Handover or Assessment on its own.

Each RCBO counts as one device. Each appliance—including each indoor air-con unit—counts as one item.

Inventory and coverage are agreed before booking, with no unannounced reduction. Extra points, devices, specialist tests or re-visits require an approved variation. Unsafe or inaccessible items are recorded as not tested.

Painting and cleaning for handover.

The package brings together painting, general cleaning and the technical assessment below, for one agreed handover occasion.

Repairs are separately quoted and approved before proceeding. A later end-tenancy inspection is not included.

Painting

  • Walls and ceilings. The agreed internal areas, including accessible untiled parts of the bathrooms.
  • Two finish coats, up to two wall colours. Nippon Vinilex 5000 for walls and Matex white for ceilings. We confirm the final products with you.
  • Light preparation is included. Protection for floors and fittings, filling up to 20 minor nail holes and spot primer where needed.
  • For sound, accessible surfaces. Standard pricing assumes normal access and ceilings up to 2.8 m.

Major surface repairs, sealer and damp / mould treatment are separately priced.

General cleaning

  • Floors, surfaces and the kitchen. Reachable surfaces, the kitchen sink and worktops, plus empty, accessible cabinet and drawer interiors.
  • Bathroom fittings and surfaces. Sanitary fittings, accessible tiles and shower screens.
  • Safely reachable windows. Windows safely reachable from inside only.
  • A final clean after the work. General dust and ordinary residue from the package works. Agreed touch-ups are completed before final cleaning.

Repairs proceed only after approval and are charged separately. The trade sequence is confirmed for your property.

Included with Handover, or available on its own. We test the agreed inventory where access is safe. This is not a blanket whole-home safety certification.

Electrical, water and appliance checks

We agree the list before booking: circuits, devices, outlets, pressure points and appliances. The assessment profile sets the included quantities.

Electrical · circuits, devices & test settings
  • Distribution board: visible condition, circuit labels, device ratings, accessible terminations and signs of overheating.
  • Fixed-wiring insulation resistance: circuit identity, test voltage, conductor combination and resistance in MΩ. Connected equipment is addressed before testing.
  • RCD / RCCB / RCBO operation: compatible instrument testing, device details and trip time in ms—not only a test-button check.
  • Socket polarity and voltage at listed accessible outlets within the booked profile.
  • Earthing and protective measures: continuity measurements and appropriate loop checks at agreed representative points selected by the LEW.
Water · pressure & accessible plumbing
  • Static water pressure: a reading in bar at agreed accessible points.
  • Pressure during use: running / residual pressure with open outlets; flow recorded where practicable.
  • Visible plumbing checks: accessible leaks, tap flow, flushing and drainage under normal use.

This is not a pumped pipe-proof test, concealed-leak guarantee or waterproofing survey. Regulated plumbing work requires an agreed licensed-plumber scope.

Appliances · agreed functional observations
  • Fridge / freezer: controls, seals, noise and a meaningful temperature observation.
  • Washer / dishwasher / dryer: an agreed short function or programme, visible leaks and errors.
  • Electric hob / oven / hood: accessible controls and brief heating / fan operation where safe.
  • Electric water heater: brief function check only after electrical and water prerequisites.
  • Air-con: controls, airflow, noise, leakage and observed temperatures.

Basic function observations are not full-cycle diagnosis, appliance safety certification or a guarantee of future performance. Gas testing, dismantling and repairs are excluded.

We’ll flag anything we couldn’t test.

Unsafe or unavailable tests are stopped and recorded as not tested. They are never marked as passed.

Electrical testing is conducted by an appropriately licensed electrical worker (LEW). Permission for power and water interruptions, working utilities and safe access are required.

Keep the air-con serviced through the year.

4 routine visits over 12 months, approximately three months apart, at one registered property. You receive a record of the servicing and observations after each visit.

At each visit

We start by confirming the covered units, their locations, any symptoms and the visit number.

Routine cleaning
Washable filters and panels, accessible coil and blower surfaces, plus the condensate tray and drain where practicable.
Check how it’s running
Controls, airflow, noise, leakage and error messages. Return and supply temperatures are observed where meaningful.
A record you can follow up on
Completed tasks, relevant photos, recommended work and the next due date.

These are air-con observations, not a whole-home inspection at each visit.

Repairs, chemical cleaning and refrigerant work are separately quoted. Round-the-clock response and unlimited repairs are not included. Tenant Care does not renew automatically.

What to check before you book.

Your written quotation comes first. It confirms the property details, included work and access arrangements. Read these conditions alongside the guide prices.

Property assumptions & painting variations

Standard pricing assumes a reasonably clear / vacant, single-level home, working utilities, normal access, sound surfaces and ceilings up to 2.8 m.

Full-unit sealer, major cracks, peeling coatings, damp / mould treatment, wallpaper removal, skim coating, special finishes, doors / frames / gates, major surface repairs and high areas are separately priced.

Cleaning exclusions

External façade access, heavy debris / grease / embedded stains, upholstery, carpets, pest / biohazard work, polishing / restoration and bulky-item disposal are excluded. Specialist cleaning is separately quoted.

Routine air-con care is not repair

Chemical wash / overhaul, refrigerant diagnosis / top-up, parts, hidden drain repairs, outdoor-unit dismantling and repair work are separately quoted. Round-the-clock response and unlimited repairs are not included.

One registered property; listed wall-mounted indoor units only. One-unit homes pay the two-unit minimum. Other system types, more than six units, unusual access and special permits require a tailored quote.

Access, report limits & booking terms

Permission for power / water interruptions, working utilities and safe access are required. Unsafe testing is not performed. This report is not an SP / PUB approval, complete hidden-defect survey, blanket safety certification or future-performance guarantee.

Appointment, payment, rescheduling, cancellation and unused-visit terms are supplied before purchase. Tenant Care does not renew automatically. Trade sequence and report timing are agreed for each property.

Who carries out regulated work?

Electrical testing is assigned to an appropriately licensed electrical worker, with the appropriate licence class for the work. Regulated water-service or sanitary work requires an agreed licensed-plumber scope. Contractor registration is not a substitute for the required individual licence.
