How much does a BTO renovation cost?

Accepted Answer

SparkFlow's current guide ranges are $25-40k for a 3-room, $35-55k for a 4-room, $45-70k for a 5-room and $55-85k for an Executive flat. The written quote depends on the drawings, measured quantities, materials, carpentry, specialist work, access and exclusions, so compare line items rather than only the package total.

How long does it take from key collection to move-in?

Accepted Answer

The table gives a roughly four-to-nine-week build guide by flat and scope, with design, selections, approvals, material lead times and contingency potentially adding time. Record BTO defects before work obscures them and coordinate rectification with HDB or the relevant party. The HDB defects-liability process is important, but it is not described here as a blanket legal prerequisite to every renovation activity.

Do I need to apply for an HDB permit myself?

Accepted Answer

The HDB-registered renovation contractor submits the HDB renovation-permit application for work that requires it, with the owner reviewing the approved scope and conditions. Not every BTO job needs the same application. Electrical work is governed separately and must be handled by an EMA-licensed electrical worker where required; regulated plumbing also follows its own licensing requirements.

What's NOT included in the renovation quote?

Furniture (sofa, beds, dining table), appliances (fridge, washer, oven, hob, hood, aircon units), curtains/blinds, light fittings beyond basic downlights (chandeliers, designer pendants you supply). We can recommend suppliers + co-ordinate delivery if useful, but those are separate purchases on your end.

Can we phase the renovation — do some now, more later?

Accepted Answer

Yes, and it's smart for budget-tight first-timers. Common phasing: do kitchen + bathrooms + flooring + master bedroom first (essential to move in), then second bedroom + study + entertainment built-ins six months later when cashflow recovers. We design the full plan upfront so phase 2 slots in cleanly.

Question 6

How does the deposit and payment schedule work?

Accepted Answer

Use only the milestones and payment terms in the signed quotation or renovation contract. They should identify the amount due, work or materials tied to each milestone, variation process, invoice recipient, retention if any, snag procedure and refund or termination terms. Do not rely on a generic percentage schedule shown on a marketing page.

Can we live in the flat while renovation is happening?

Accepted Answer

Full renovation can create dust, noise, restricted rooms, exposed work areas and planned service interruptions. Whether occupation is practical depends on the approved sequence and site controls; it should be agreed before work starts. Visit only by arrangement and follow site-safety instructions. Never use a makeshift cooking or electrical setup that overloads sockets or obstructs escape routes.

What if we want to use our own ID designer?

Accepted Answer

An owner-appointed designer can provide coordinated drawings and material specifications, with SparkFlow's accepted build scope and responsibilities stated separately. Before signing, resolve design authority, dimensions, approvals, variations, supplier warranties and responsibility for discrepancies; do not assume every external drawing is buildable or included.
