An electrical inspection that actually tests.

Buying a resale flat, moved into an older unit, or just want to know your wiring is safe? A Singapore-licensed electrician inspects, tests with real instruments, and hands you a written report — EMA ME05 L1 + HDB Licensed.

Live inspection — testing RCD trip-time + insulation
Is it time?

Four reasons people call us in.

If one of these sounds like you, an inspection is worth far more than it costs — you find the problem before it finds you.

The situation
You're buying a resale flat
What's usually hiding
Ageing wiring, a DB box with no RCD, and undocumented DIY from the previous owner — none of it shows on a viewing.
What we do
Full pre-purchase inspection with a written report you can use to renegotiate or budget the fix.
1 – 2 hours on site$150 – $280
The situation
Your flat is 20+ years old
What's usually hiding
Older units often still run rewirable fuses or have no ELCB at all — the wiring has simply aged out.
What we do
We test the installation end-to-end and tell you honestly what's still safe and what's overdue.
1 – 2 hoursFrom $90
The situation
Warm sockets, buzzing, or a burning smell
What's usually hiding
Early signs of a loose terminal, overloaded circuit, or failing connection — the stuff that precedes a fire.
What we do
Locate the hot spots with a thermal check + tighten / repair before it escalates.
1 – 2 hoursFrom $90
The situation
You just finished a renovation
What's usually hiding
New circuits hidden behind fresh carpentry — and no easy way to know if your contractor did them right.
What we do
We verify ratings, earthing and RCD protection before you release the final payment.
1 – 2 hoursFrom $120
The checklist

What a proper inspection covers.

Seven things we check on every job — tap each to see exactly what we test and why it matters. No box gets ticked without a reading behind it.

An inspection is only as good as the testing behind it.

Plenty of “free electrical inspections” are really a five-minute look so someone can quote you a job. A real inspection puts instruments on your installation — insulation resistance, earth loop, RCD trip-time — because the faults that actually hurt you (degraded insulation, a dead RCD, a missing earth) are invisible to the eye. That's the difference between a sales visit and a safety check.

When we arrive on site

The 5-step inspection.

A real procedure, not a quick glance and a thumbs-up. You'll know exactly what was tested, what passed, and what didn't.

01
Walkthrough & history
We ask the age of the flat, what's been renovated, and any symptoms you've noticed — then map every circuit back at the DB box so nothing gets skipped.
02
DB-box examination
Open the board, check for an RCD/ELCB, verify MCB ratings against wire gauge, re-torque-check terminals and look for heat discolouration.
03
Instrument testing
Insulation resistance at 500V on every circuit, earth continuity and loop impedance, and an RCD trip-time test against SS 638 limits. Numbers, not guesses.
04
Socket & circuit checks
Polarity, earthing and load on the outlets, with extra attention on the high-draw circuits — water heater, aircon, induction hob — that stress the wiring most.
05
Written report + advice
You get a photo report: pass / attention / fail per item, the readings, and what we'd prioritise — plus an honest, upfront quote for anything that needs doing.
No surprises

Honest pricing.

We quote upfront on WhatsApp once we know the size and age of your place. The report is included in every inspection — never an add-on.
