Kitchen sink replacement in Singapore: fit, plumbing and quote checks

A replacement sink has to match the countertop opening, mounting method, cabinet space and waste connection. Measure the whole assembly before ordering.

SparkFlow team8 min read

A kitchen sink replacement looks simple until the old unit comes out. The visible rim hides the countertop opening, clips or supports, sealant, tap hoses, basket waste and trap. A sink that fits the cabinet on paper can still leave an exposed cut-out, clash with a drawer or miss the existing waste pipe.

Treat the sink, countertop and plumbing as one assembly. Measure first, compare the exact product drawing, and put any alteration work in the quote before ordering. That is the difference between a planned swap and a half-finished kitchen waiting for another trade.

First decide whether this is a replacement or a renovation

A like-for-like replacement keeps the sink in the same location and aims to use the existing countertop opening and service positions. It may still need new clips, sealant, waste fittings or short connection pieces, but it does not assume the countertop or pipes will be rebuilt.

The scope becomes wider when the opening must be enlarged, an undermount sink changes to a top-mount model, the bowl moves, the tap changes position, or the waste pipe no longer lines up. Stone cutting, cabinet alterations and regulated pipe changes are separate workstreams. If the whole layout is changing, start with our HDB kitchen renovation sequence instead of treating the sink as an isolated purchase.

Measure the opening, not just the old sink

Marketplace listings often show overall width and depth. Those numbers are useful, but they do not prove compatibility. Ask for the exact model's technical drawing and look for its required cut-out, rim or flange size, bowl depth, tap-hole arrangement and mounting details. A similarly sized model from the same brand can use a different opening.

Kitchen sink measurements to confirm before purchase
CheckWhat to recordWhy it matters
Countertop openingLength, width, corner shape and edge conditionThe new rim or finished undermount edge must suit the opening
External sink sizeOverall length, width and drainer orientationThe unit must clear the wall, backsplash and adjacent hob
Bowl and cabinetBowl depth, cabinet width, drawers, shelves and doorsA deeper or wider bowl can occupy storage and service space
Tap areaNumber and diameter of holes, wall clearance and hose routeThe tap body, handle and connections need usable clearance
Waste assemblyOutlet position, basket size, overflow and trap locationThe new waste must connect without strained or improvised pipework

Photograph the cabinet from the front and from below, with a tape measure visible, but keep a written dimension list too. Perspective can distort photographs. Do not remove a working sink merely to expose the cut-out; an installer or countertop specialist can decide what must be inspected before purchase and what can only be confirmed during removal.

Top-mount and undermount sinks fail in different ways

A top-mount or inset sink sits on a visible rim above the countertop. That rim may cover a slightly untidy existing edge, but it still needs enough sound countertop to support the sink and accept the specified clips. A rim that is too narrow can expose part of the old opening; a rim that is too wide can hit a backsplash or another cut-out.

An undermount sink is fixed below the top, so the cut-out edge remains visible. The shape, finish and alignment therefore matter more, as do the support system and accessible bonding surface. Do not assume fresh sealant alone should carry a loaded sink. Any modification to stone, quartz or another solid surface should be scoped by the appropriate countertop fabricator, including dust control and the risk of damage to an older top.

If you are still choosing a model, compare the technical drawings in our kitchen sink catalogue. The product choice should follow the site measurements, not the other way around.

Check the tap, waste and appliances below the sink

The cabinet may also contain tap hoses, stop valves, a water filter, dishwasher or washing-machine connection, and a bin or drawer system. A deeper bowl can occupy the same space as the existing trap. Moving the waste sideways may affect fall and access for future cleaning, while a different overflow or basket waste may need model-specific parts.

Decide what will be reused before the quote is accepted. An older tap can be transferred only if its mounting, hose reach and condition suit the new sink. A corroded basket waste, brittle seal or seized stop valve should not be quietly carried over. If the original problem is a drip rather than a damaged sink, use the leaking-tap checks first; replacement may be unnecessary.

Likewise, a slow sink may need a drainage diagnosis rather than a new fixture. Our clogged-drain guide explains the safe homeowner checks. Do not use the replacement job to hide a recurring blockage, leaking concealed pipe or swollen cabinet.

Know where simple work ends and regulated plumbing begins

PUB's plumbing-works guidance lists installing, replacing or removing a sink, including the bottle or fitting trap below it, as simple plumbing work. The same page says regulated water-service and sanitary plumbing work must be carried out by a PUB Licensed Plumber unless it falls within PUB's listed simple works.

The practical point is to classify the actual work, not the invoice heading. A straightforward sink-and-trap swap may remain within PUB's simple-work list, which also covers certain sullage-pipe connections to a floor trap. Changes to potable water-service pipes or sanitary work outside the listed exceptions are different. If the proposed work is not expressly covered by the simple-work list, ask who the responsible PUB Licensed Plumber is and verify the person through PUB's licensed-plumber search.

For an HDB flat, check the proposed work against HDB's current water and sanitary plumbing renovation conditions. If the job grows into hacking, countertop replacement, cabinet work or pipe relocation, do not assume the original sink-installation scope covers the applicable contractor, permit or technical conditions.

Compare quotes on one written scope

A useful quote separates the supplied product from the work needed to fit it. PUB advises consumers to agree the scope, request an itemised quotation and compare quotations. For a sink replacement, write down:

  • the exact sink model, finish, bowl layout and mounting method;
  • whether the tap, basket waste, overflow and trap are supplied or reused;
  • who verifies the existing opening and manufacturer drawing;
  • any countertop cutting, polishing, support or cabinet alteration;
  • any water, waste or appliance-connection changes;
  • removal, disposal, sealant, cleaning and protection of nearby finishes;
  • testing, making good, exclusions and product/workmanship warranty terms.

Avoid comparing a bare "installation" figure with a quote that includes removal, new waste fittings and countertop work. They are not the same job. A clear contingency for hidden damage or an incompatible opening is better than an unexplained variation after the old sink has been discarded.

Use a short handover test before the installer leaves

Check that the sink is stable, the rim or visible joint is consistently finished, and the tap operates without movement at its base. Run cold and hot water where fitted, fill and release each bowl, operate the overflow if the model has one, and inspect the waste, trap, hoses and appliance branches with a dry tissue. Water should drain without appearing at a joint or collecting in the cabinet.

Keep the model code, invoice, technical drawing and warranty details. Photograph the cabinet immediately after testing so there is a clean reference if a slow leak appears later. If water reaches a socket, appliance connection or damaged cable, do not touch wet electrical fittings; keep clear, isolate only a supply you can identify safely and arrange the appropriate plumbing and electrical response.

What to send for an accurate first assessment

Send the existing sink's top view, the full cabinet below, the tap and waste connections, a written set of measurements, the countertop material if known, and the new model's technical drawing or product link. Mention any drips, slow drainage, swollen panels or appliances connected below. That gives a plumbing team enough context to say whether photographs are sufficient for a quote or whether the sink and countertop need a site inspection first.

Frequently asked questions

Can I replace a kitchen sink without changing the countertop?
Sometimes. The new sink must work with the existing cut-out, mounting method and countertop condition, while its bowl and fittings must clear the cabinet below. Compare a manufacturer technical drawing with site measurements before buying; overall length and width alone are not enough.
How do I know whether a new sink fits the existing cut-out?
Record the visible sink size and the cabinet space, then obtain the exact model's cut-out drawing. The installer may need to inspect the opening from below or after removing the old sink. Do not enlarge a stone or solid-surface top until the fabricator has confirmed the edge clearances and method.
Is a top-mount sink easier to replace than an undermount sink?
A top-mount rim can sometimes cover small differences in an existing opening, but only within the model's stated cut-out range. An undermount sink depends more heavily on the finished opening, support method and accessible bonding surface. Neither type is automatically a direct swap.
Can I reuse the existing tap, waste and trap?
They may be reusable if they are in good condition and compatible with the new sink, tap hole, basket waste, overflow and pipe position. Ask the quote to state what will be reused and what happens if a seized, leaking or incompatible part is found after removal.
Do I need a PUB Licensed Plumber to replace a kitchen sink?
PUB lists installing, replacing or removing a sink, including the bottle or fitting trap below it, among its simple plumbing works. If the job also alters regulated water-service or sanitary pipework beyond PUB's listed exceptions, that additional scope must be handled by a PUB Licensed Plumber. Confirm the actual scope rather than relying on the job label.
What should a kitchen sink replacement quote include?
It should identify the sink model, mounting method, cut-out or support work, tap and waste connections, parts to be reused, removal and disposal, sealant, testing, making good, exclusions and warranty terms. Separate optional countertop or pipe alterations so competing quotes cover the same work.
